AM Capital Source is not a direct lender; however, we can assist both business owners and real estate investors obtain capital for their businesses or projects. We are direct to lenders that provide: SBA Loans, Direct Lending, Hard Money, Private Funding, JV Equity, Bridge Loans, Hedge Funds, Private Equity, and a few Start Up Lenders.

No. We do not have ``upfront fees.`` However, as of August 2017, we offer a one-time application and consulting fee of $495 for those looking to save time, hassle, money, and stress in finding money for their projects. Features of this service include:
*We call all the banks and potential lenders for you.
*We gather documents from you and put them in a file and do the shopping and negotiating for you, saving you tons of time and frustration.
*We will pull two (2) soft credit reports on your behalf. One when you first apply and the second when we are ready to go to underwriting. If you need help with credit repair or enhancement, we will assist you with that as well.
*The $495 application and consulting fee has no time restrictions or limit - it goes on for as long as needed and applies to the first project or deal. Future acquisitions or refinances are covered with this fee.
*There are no refunds provided so please ensure that you have no derogatory credit and have at least 20% liquid cash to contribute to your deal and/or any other issues that would make obtaining financing impossible.

It depends on the property type, how it cash flows, the occupancy, whether repairs are needed or not, the current cash liquidity of the borrower/buyer as well as credit. The range is between 5% and 15%.

SBA will have more conventional-like rates and terms (5% + on the interest rate and 10 - 30 year terms) depending on type of business, financial strength, revenue, and how long you've been in business. If you are a start up or looking for inventory financing or revenue financing, factoring rates (not interest rates) can be from 10% to 70% ... again, depending on how strong the revenue stream is and the financial strength of the company.

The following loan types are types we or anyone we know of has ever had any success with:

* Mezzanine Loans (those are for the large institutional lenders)

For both business owners and investor: it is to have a folder with all needed documentation. For businesses: 6 most current months of bank statements, 2 most recent years tax returns and current year profit and loss statements, credit card transaction statements, balance sheet and income statement.
For real estate investors: a copy of the purchase and sales agreement, personal financial statement, 2 most recent year tax returns on both the principal and the property, profit and loss statements, current rent and/or lease roll statement, pictures of subject property. If refinancing, current balance, rate, term, and balloon date.
